A trust deed investment is a loan secured by real property in California. As the investor, you become the lender of record — earning interest income while your principal is protected by the equity in the underlying property. Lending Capital manages the entire process from origination through payoff.

What Is a Trust Deed Investment?

What Is a Trust Deed Investment?

When a borrower takes out a hard money loan through Lending Capital, investors fund that loan and receive a deed of trust recorded against the property as security. This gives you, the investor, a legal lien on the real estate — providing protection in the event the borrower defaults.

Trust deeds are recorded in the county recorder's office, making your investment publicly documented and legally enforceable. In a default scenario, the trust deed holder has the right to initiate non-judicial foreclosure proceedings to recover the investment.

Our team handles all aspects of loan administration: borrower communication, payment collection, insurance monitoring, tax tracking, and legal proceedings if needed. You collect monthly payments without the day-to-day management burden.
