Residential submissions require a Lending Capital submission form, 1003 & 1008, signed borrower's authorization, credit report, two forms of ID, 15–20 interior/exterior photos or an appraisal report, proof of insurance declaration page, proof of funds, and income documentation (2 months pay stubs and last 2 tax returns for owner-occupied; 2 years tax returns for self-employed).
Commercial submissions require a 1003 for signatory, signed borrower's authorization, credit report, two forms of ID plus business license, 15–20 photos or MAI appraisal, insurance declaration page, articles of incorporation or organization, operating agreement, rent roll & expense report, and a year-to-date profit and loss statement.
Loan features include SISA / SIVA / No Doc options for non-owner-occupied and investment properties, probate and estate loans, construction and rehab loans, loans for trusts and LLCs, owner-occupied business purpose loans, and property inspection in lieu of appraisal on a case-by-case basis.
