What is a hard money loan? A hard money loan is a short-term, asset-based loan secured by real property. Approval is based primarily on the equity in the property rather than the borrower's credit or income.
How fast can you close? Most residential loans close in 7–10 business days. In urgent situations — active foreclosure, auction deadlines — we can close in as little as 3–5 business days.
What credit score do I need? We do not have a minimum credit score requirement. Approval is based on the property's equity and the borrower's ability to repay or refinance.
Can I get a hard money loan if I am in foreclosure? Yes. Foreclosure bailout loans are one of our most common programs. We can often stop a foreclosure sale if there is sufficient equity in the property.
What are your interest rates? Rates typically range from 9% to 13% depending on loan-to-value, lien position, property type, and loan size. Points range from 2% to 4% of the loan amount.
